New plans revealed for Church Street car park redevelopment in the Northern Quarter

Fresh plans have been unveiled for one of the Northern Quarter’s most significant redevelopment projects, with the latest proposals for the long-awaited transformation of the Church Street multi-storey car park now entering a second round of public consultation.

The council-owned car park, which has occupied the site since 1970, has long been viewed as one of the area’s least-loved landmarks, and in recent years has found itself frequently at the centre of antisocial behaviour in the area. Developer Glenbrook is now proposing to replace it with a new mixed-use neighbourhood featuring around 300 homes, including 20% affordable housing, alongside commercial units, public squares, green spaces and a community hub.

The latest designs show three brick-clad buildings arranged across the 1.5-acre site bounded by Church Street, Thomas Street and Tib Street. A six-storey building would sit on the Thomas Street and Tib Street corner, while two larger blocks of 11 and 12 storeys would front Church Street.

Ground-floor spaces are earmarked for independent retailers, food and drink operators and creative uses, with the development team keen to maintain the character of the NQ. A dedicated community and creative space also forms part of the proposals.

The scheme has evolved following an earlier consultation earlier this year. According to the development team, local feedback strongly supported the use of brick materials, the inclusion of greenery and public space.

Landscape architects LDA Design have been brought in to help create what the team describes as a greener neighbourhood, with plans for new public squares and improved pedestrian routes through the site. Previous proposals have also included the potential for pedestrian-friendly streets and enhanced connections between different parts of the Northern Quarter.

The redevelopment will mark one of the biggest physical changes to the Northern Quarter in decades. The car park occupies a prominent position between Afflecks, the Manchester Craft & Design Centre and the independent bars, cafés and shops of Thomas Street.

A planning application is expected to follow later this year once the consultation process concludes.
