Consultation has been launched on the (currently) derelict site on Swan Street.

Located opposite the Mackie Mayor food hall and iconic Band on the Wall venue, the currently derelict site on Swan Street was bought by CAPITAL&CENTRIC and Kamani Property Group early last year, and this week they’ve launched a public consultation on plans to transform the area.

The consultation will revolve around £37m plans to create a new community, in the New Cross district, with around 120 new homes, with a mix of 1, 2 and 3 bed design-led apartments.

The proposals will include a shared roof terrace and private roof terraces for residents within its distinctive roof profile. There will also be ground floor workspaces and spaces for local businesses to locate, such as a café-bar or deli, as well as a huge art canvas on the front of the building which would be one of the largest in the city.

Tim Heatley, co-founder of CAPITAL&CENTRIC said:

“This is a great city centre location in the heart of New Cross so, as always, we want to push boundaries with the design and create something bold. We’ve got a striking roof terrace on top and what could be Manchester’s biggest art canvas on the front. This part of Manchester is known for its awesome street murals and we’ll be showcasing work from local and international artists, creating another reason for people to visit the area.”

The site, which CAPITAL&CENTRIC purchased with Kamani Property earlier this year, is currently home to two derelict buildings, once used as a MOT garage and a storage facility.

During lockdown, CAPITAL&CENTRIC opened a COVID supplies depot at the site, where over £500,000 of supplies were donated to local charities.

It is soon to open as Ramona, a new temporary Detroit pizzeria and bakery, margarita bar, beer garden, coffee counter and stage by the team behind iconic Manchester venues Trof and Albert Hall.

Tim went on to say: “We’re not standing still while we go through planning. We’re already bringing the site back to life with Ramona opening soon. Serving Detroit style deep-dish pizza, margarita’s and coffee, and from the guys behind Albert Hall, it’s bound to be a hit.”

Adam Kamani, CEO of Kamani Property said “We’re eager to get moving with this exciting project and bring further regeneration to this dynamic area of Manchester. Our roots are firmly based in this region and to be able to renovate this derelict site in collaboration with Capital&Centric, will provide a further boost to the revival of the neighbourhood.”

The New Cross district is bound by Swan Street, Oldham Road, Rochdale Road, and Livesey Street. In 2015 Manchester City Council approved a Neighbourhood Development Framework for New Cross to guide future development and create a vibrant new residential led neighbourhood.
