Construction has begun on a new 237-home tower at Manchester Waters, which will become the tallest building delivered within the regeneration project to date.
VIVERE Residences at Cornbrook is a £64.2 million mixed-use development by Forshaw Land & Property Group, with Manchester-based contractor DOMIS appointed to deliver the scheme.
Located beside Cornbrook Metrolink station, the development will include 237 one and two-bedroom apartments, five penthouses and an 88-room aparthotel. Commercial space will also be created at ground-floor level.
Facilities for residents will include a 24-hour concierge, gym, co-working lounge, games room, cinema, meeting spaces, private dining facilities and a coffee bar.
Enabling work is now underway following approval through the second Gateway stage of the Building Safety Act process. The project has also secured a £64.2 million development finance facility from Maslow Capital.
The aparthotel will operate under Forshaw Group’s new VIVERE hospitality brand, providing short-stay accommodation close to the city centre, Trafford and the Metrolink network.

Cornbrook forms part of Peel Waters’ wider Manchester Waters masterplan, which is transforming former industrial and brownfield land along the Manchester Ship Canal.
The site sits at the entrance to Pomona Island, the largest neighbourhood planned within the development. Proposals for the wider area include new homes, public spaces and more than 10 acres of green space.

The development is expected to be completed in winter 2028.
